Completed furnace, maintenance and inspection. I cleaned flame sensor, spark igniter, and wiped down furnace. I checked aunt draws and components. I tested air pressure and temp splits. Today the heating maintenance and filter replacement were performed on the rooftop unit that serves this location. All tests were passed for the heating functions. This unit cycles into and out of the heating functions properly. Thank you, Jon

I found that the middle unit serves the att building not the one we replaced. the fliter door was on the roof wide open from there maintenance company Allowing water to come into the duct work. I put the panel back on a put all screws back into the unit. The far west unit for battery plus is a new unit that was just installed recently by another company and found a lot of screws on the roof around the new unit and also on this unit the filter door was off also. I put the panel back on to help with the water. I also found in the control/compressor Cabnet that there was signs of water puddling from rain coming threw the condenser fan when it is not running. They have drilled a hole the the bottom of the unit for the electrical to come threw and never sealed around it to provent water to run in the hole. At this time I told terry that they need to have the company that installed the system that they need to come fix it since it there install and under there warranty on the unit and dam

Arrived for ac check. Started at furnace at form and checked static pressure static pressure, it’s passing. Blower wheel is good. Motor amps are good. There is an 18 degree temp split. Filter is new. At the outdoor unit pressures and change look good. All running amps are within range. I cleaned coil. System is running upon departure. Thanks for choosing LBA.

Went for an AC inspection today. Changed the filter. System has good airflow. Customer described the system struggled to maintain cooling temp. After a further diagnosis. The system had high head pressure, due to a dirty condenser coil. I washed the coil. The system is cooling more efficiently and cooling the home. Thank you for choosing LBA services!

Arrived to do a performance maintenance. Set system for cooling. Measured the systems static pressure measured a temperature split between return and supply air. Found that the system is operating with failing static pressure. Checked interior of the furnace for cleanliness. Found that the blower wheel is heavily coated in dust debris. Went outside and verified refrigerant levels. Verified operation of all electronic and mechanical components. Found that the capacitor for the condenser is failing. Rinsed coil free of debris. Spoke with homeowner about the system. Air conditioning system is operational at this time.

Arrived to remedy a system. Upon arrival homeowner mentioned that the compressor will run for a while and the condenser fan wouldn’t operate. Performed diagnostic and found the dual run capacitor had fully failed and the compressor was running on the compressor start kit. Replaced the failed capacitor to ensure the system will continue to operate once the capacitor was replaced. Spoke with homeowner about repair solutions. With homeowners approval made the capacitor replacement permanent. System is operational upon departure.

Arrive to replace a previously diagnosed control board. Turned off the system and remove the old control board. Transferred the mounts to the new control board. Installed new control board and wired it in according to manufacturer spec. Turn system back on and ran system test so that the thermostat can learn the air handler and the new control board in the condenser. System is functioning upon departure.

Charge the unit was 17 pounds because it was completely empty and injected UV so that we could come back and look for a leak
