Went for a maintenance call today for heat. Tested for static pressure system is passing when in heat. All electrical components are passing for manufacture specifications. Did a combustion test is within range. Inspected heat exchanger no cracks/leaks were detected. Checked temp split and is passing. Did replace filter for customer. Cleaned flame sensor and pressure switch hose. System is up and running before departure. Did install smart ac sensors as well.Thank you for choosing LBA services-Johann

10/13/25 - Completed a full heating maintenance on three RTU’s. The filters were changed, the heat exchangers were checked, and proper operation was tested. RTU 1 had a loose AX46 belt, but it was still good for now. Overall, all units were in good condition, they were all running well, and there were no major issues found at this time.
Went for a service call today. Changed the filter. Temp split between the supply and return duct passed. Evaporator coil has an excessive amount of rust and bacterial growth. Outside system is clean. Coil has some rust on it. Contactor has no burn marks. Control board has some burn marks. Condenser coil is rusted. Compressor and fan motor amperage passed. Capacitor failed as well. Condenser
Dispatched for moisture buildup on ductwork. At this time there was no condensation on ductwork but there is visible signs of moisture wear and tear. The solution is to either to provide a barrier from the cold ductwork and the humid air. The best solution is to add a whole home dehumidifier and provide a barrier from the warmer air. 7/21/25 - Th filters have been picked up already, but will need to return to complete the job due to rain.
Today the A/C that had a refrigerant adjustment last summer and a new evaporator coil installed the year before last summer had a very low charge that is preventing it from cooling properly. I met with Michael after I arrived and he led me to the indoor furnace and evaporator coil. The indoor coil was accessed and checked for signs of leaking. There was no oil present at the indoor coil as well as the thermal expansion valve. The coil was then wetted and checked with a leak detector. The coil did not present any leaking. I then checked the rooftop condenser and discovered refrigeration oil at three different places 1: on the line-set at the first elbow, at a condenser coil u-bend and at the service valve. The unit has been flat and pulls below atmosphereic pressure which allows outside air into the system. While on-site it was discovered that the flue pipe for the furnace and the hot water heater has rusted through and has several large holes as well as split seams at the

Arrived for ac maintenance today. Started at furnace and checked static pressure, it is passing. I changed furnace filter. Blower motor amps are good. There’s a 24 degree temp split. At the condensing unit pressures and charge look good given the cooler temps. All electrical components are running within specs. I rinsed the coil clean. System is running upon departure. Customer called for thermostat throwing an alarm for low refrigerant pressure. Customers filter was pretty dirty and restricting airflow enough to reduce suction pressure. Changed filter and checked pressures system operating normally upon departure.

Inspection
Completed AC inspection for customer today. All aspects of air conditioning tested within manufacturer specifications with the exception of static pressure. Furnace data tag shows max static pressure of .5inwc and tested at .6inwc which is elevated. Customer did allow a brief safety check of the furnace due to its age, there are visible signs of rust, separation and cracks present, we advised customer that they are safe to use system for cooling but we would very much like to reinspect before heating season.
