Proposed solution for a new system and poor airflow in the home. The customer was very upfront about wanting to be proactive with this quote and not doing something today. He wanted this emailed over he knows the project needs to be done eventually i made sure to give him a competitive estimate with ductwork included and he said they may reach out in a couple weeks.
Arrived for ac check today. Started at furnace and checked static pressure, it is failing. Motors amps are almost at max. Evaporator coil is collecting dust and blocking airflow. Heat exchanger is rusting in spots and developing hot spots. Ducts are dirty. There is 20 degree temp split. At the condensing unit pressures and charge look a little low. There have been a new fan motor and contactor put on. I rinsed coil clean. My field supervisor is to discuss options. Thanks for choosing LBA.
System was off when arriving. Replaced batteries on thermostat and tighten connections. Did notice fuse was popped when checking board. Ran system 3 times and no faults after repair. System is now cooling before leaving. Thank you for choosing LBA services-Johann

Went for an AC inspection today. Changed the filter. Static pressure test failed, due to a restriction with the systems airflow, I recommend an airflow specialist for a correct diagnosis. Temperature split between the supply and return duct passed. Evaporator coil is clean and rust free. Blower motor amperage passed. Outside system got washed. Refrigerant pressures met factory specifications. Compressor and fan motor amperage passed. Capacitor passed as well. AC is up and running upon completion. Thank you for choosing LBA services!
5/21/25 - Completed a full cooling maintenance on two RTU’s and one split system. The filters were changed, the coils were cleaned, and proper operation was tested. Overall, all units were in good condition, they were all running well, and there were no issues found at this time.

Dispatched for annual AC tuneup on 4 system. At arrival systems are operating. During the tuneup, I checked compressor, fan and capacitor. Also, during the inspection we checked pressures, static pressure, and temperature split. All components of the AC are all operating with manufacturer specs. The front room system has a weak capacitor. A-1 Sewer & Septic Service performed the following services: - Excavated spot marked closest to the street to remove blockage and inspect the remainder of the sewer line. - After doing so, it was determined the remainder of the sewer line was in decent shape and needed no further repairs other than jetting. - We then excavated the spot marked by the house to perform a pipe burst. - Pulled 25’ of 4” HDPE from the street to the house to replace old broken clay tile. - Used 4” SDR 26 to tie into the existing clay tile on the downstream side of the repair, and the same to connect to the cast iron stubbed out of the house. - Installed a wye clean out with a cast iron top hat next to the house for future sewer line access and maintenance if needed. - Passed inspection with Johnson County Waste Water. - Backfilled both trenches, compacting the dirt and got the ground as flat as possible. - Hauled off job-related spoils.

4-16-25 Picked up cold deck and exhaust fan belts to be installed later on. Replace the blower belts in the Engineered air unit and set proper tension, add refrigerant leak seal to cooling circuit #3 and recharge #3 circuit with new R-22 refrigerant. Replace the blower belt in the restroom exhaust fan, set tension and stock a spare for future use. Price is for the parts only. The labor and R-22 refrigerant is not included and will be added to the price quoted on completion. The #3 circuit factory charge is 30 pounds. The current price for R-22 is $285.00 per pound. The amount required to recharge the system is unknown. Estimated time for repairs is 6-10 hours at $129.00 per hour.
