11/11/25 - Completed a full heating maintenance on one furnace and two RTU’s. The filters were changed and proper operation was tested. The furnace and the RTU ending in 2560 were both running well, they were both in good condition, and they both had no issues at this time. Lastly, the RTU ending in 6372 is currently not heating at this time, the ignition board is burnt. It will need to be replaced, and it may also need to be diagnosed further to determine the cause of the burning or for any other issues, until then the unit will not be heating.

Referred by HVAC Tech. Water line has electricity. Upon arrival found water treatment system to be faulty and causing a ground wire issue. After speaking to customer, customer would like to remove water treatment system. Also expansion tank installed on hot side and causing tension on water lines. Expansion tank is bursted. Informed customer of findings . Customer also wants us to check shower valve upstairs. Shower valve cartridge needs replaced. This type of shower valve is custom and would need to special order parts for it. Gave several estimates to customer and customer chose to get treatment system removed along with relocating expansion tank for both water heaters. Went ahead and removed treatment system and performed water line repairs. Installed new expansion tank along proper support and installed it on the cold side. Checked for leaks and no leaks detected.

Arrived to do a multi system performance maintenance. Set up for combustion analysis temperature split and static pressure tests. For each furnace. Found that the fan speeds were wrong on the new furnaces. Made the necessary changes and retested. Found that the attic system is operating with excessive static pressure. Verified operation of all mechanical and electronic components of each furnace. Checked blowers for cleanliness and to see if there is any play in the bearings. Checked each systems heat exchanger to ensure proper venting of flue gas. Performed an electronic gas leak search. Verified operation of each humidifier. Found that all panels are coated in calcium buildup, and the shutoff valve for the “kitchen” system is leaking and has been shut off. Spoke with homeowner about the each systems needs. With homeowners approval replaced the furnace filter in each system(rated for up to a year). Replaced humidifier panels in each humidifier. Replaced the leaking saddle valve with a

Went for a maintenance call today for heat. Tested for static pressure system is passing when in heat for all 3 systems.All electrical components are passing for manufacture specifications. Did a combustion test is within range. Inspected heat exchanger no cracks/leaks were detected in all 3 systems.Checked temp split and is passing. Did replace filter for customer for all. 3 systems. Cleaned flame sensor and pressure switch hose. Did fix wiring for system 1. As well replaced water panel for system 2. All systems are up and running before departure. Went for a tune up today, did a co test did get a high reading. Heat exchanger had slot of heat stress in all chambers. Rust on eye lids and rust spots in chambers as well. Did have a supervisor come out to evaluate and rechecked reading, were the same. Also found under motor leaking. When checking ac did find capacitor is failing. Will send estimates to customer.
