Arrived to do a performance maintenance. Set up for combustion analysis temperature split and static pressure tests. Found that the system is operating with excessive static pressure. Verified operation of all mechanical and electronic components of the furnace. Checked blower for cleanliness and to see if there is any play in the bearings. Found that the fan for the furnace is collecting dust. Checked systems heat exchanger to ensure proper venting of flue gas. Found that the heat exchanger is heat stressed and rusting, indicating that it overheated at some point. Furnace and operational at this time.

12/10/25 - Completed a light heating maintenance on four RTU’s. The filters were changed and operation was tested. RTU 3 still has the gas shut off due to a previously diagnosed cracked heat exchanger, so it is currently not heating at this time. Other than that, the rest of the units are heating well at this time, they were in good condition, and there were no further issues found at this time.

Today I diagnosed a failed control board on rooftop unit #4. In addition to this the wind caps for this rooftop unit and the one next to it are missing. When I arrived the unit was shut down on an internal safety switch that had been tripped and was not heating at all. The unit was intermittently turning the gas valve and inducer on and off while a constant signal from the thermostat for heating was present at the failed board. An estimate for these repairs was created and emailed. The replacement control board was sourced, is available locally and is a factory direct part. Unit#4 and the rooftop unit directly to it’s north has missing wind caps. These prevent the flue gasses from recirculating into the combustion compartment and also prevent the wind from blowing the flames around that may cause the units to lock out on a safety switch. Arrived to do a performance maintenance. Set up for combustion analysis temperature split and static pressure tests. Found that the furnace overheated before finishing these tests. Increased the furnace fan speed to allow me to run the system long enough to finish testing. This in turn increased the systems static pressure, but kept the operating temperature closer to manufacturers specifications. Verified operation of all mechanical and electronic components of the furnace. Checked blower for cleanliness and to see if there is any play in the bearings. Found that the fan for heating and cooling is heavily coated in dust debris. Checked systems heat exchanger to ensure proper venting of flue gas. Found large hot spots and other signs of extreme wear and overheating on the heat exchanger. While checking the heat exchanger turned the inspection camera around and found that the evaporator coil is impacted with debris, further impeding airflow. Furnace is operational at this time.

This task will be getting rid of the galvanize and cast iron pipe that runs to the toilet and shower. We will tie back onto the pvc and most likely will have to caught out drywall and we do not out drywall back.

Went for a maintenance call today for heat. Tested for static pressure system is max when in heat. All electrical components are passing for manufacture specifications. Did a combustion test is within range. Inspected heat exchanger no cracks/leaks were detected. Checked temp split and is passing. Did replace filter for customer. Arrived to remedy an inoperable system. Upon arrival found that the systems inducer is clogged with condensation from the furnaces exhaust. Cleared some of the condensation and turned on the furnace. Once condensation is cleared the system will start but will accumulate more condensation as it runs. Found that the collector box is also leaking flue condensation. With all the condensation backed up inside the furnace determined it would be safe to check the furnaces heat exchanger and make sure the system will be safe to operate. Found a hole in the heat exchanger as well as the failed gasket between the primary and secondary heat exchanger. This makes the furnace unsafe to operate. Reached out to a field supervisor to provide repair and replacement options. Signed red tag with homeowner. System is inoperable at this time.
