Dispatched for no cool. After a thorough inspection of the system it is a faulty capacitor in the charge of refrigerant. Added refrigerant to correct pressure for better efficiency. System was operating within manufacturer specifications but due to debris on the outdoor unit it the amount of refrigerant was not able to keep up.
Arrived for ac check today. Started at furnace and checked static pressure, it’s running over the max rating. Blower wheel is getting dirty. Motor amps are running a little high. The evaporator coil has microbial growth on the pan. The coil is collecting debris inside it. The secondary heat exchanger is getting dirty too. There is water leaking from coil into furnace, causing damage to it. Heat exchanger tubes are rusting. At the condensing unit refrigerant is low. The capacitor is very close to failing. The contactor is burnt and pitting. The fan motor is running high amps. Today you joined our membership plan. With that I am adding up to 1 lb of refrigerant. I have attached pictures of my findings. Arrived for smart ac app giving alerts. It was because we didn’t reset the the visit and filter change. I reset them, changed filter and changed batteries on two sensors. All good to go now! Systems are running upon departure. Thanks for choosing LBA.

Main sewer line backing up. Crawl space cleanout. Large amount of damage to line found. Augered 3 Seperate times, pulling back roots all 3 times. No guarantee due to amount of damage to line. Advised customer to not flush toilet paper to buy time began back ups.

7-7-25 Office 3 ton split system having issues about it freezing up frequently. I took static static pressure readings at the furnace itself, and across the evaporator and into the ductwork everything seemed pretty normal granite. Return does take a lot of dirt. This is not the cleanest building. I put my gauges on system at about a 30° sub cooling. I took a little Freon out got down about 20 my superheat is sitting around 15 as it should. My evaporator split is a little high at 20 but she put an 87° return. I took all my readings with a dirty filter in the return, not completely plugged up, but had some buildup on it. And then replace the filter with a new one supplied by the customer. I didn’t install a freeze stat with a time delay on make and set a five minutes. I explained this to Cindy what it was for and how it will function if she sees the outdoor condenser not running the call for cooling. It may be defrosting the coil at that time. 7-7-25 Today Tyler and I installed a new explosion proof motor in exhaust unit #11. Line pull adjusted belt tension, and check for proper rotation. Motor is pulling proper amps at 2.18. However, the new control panel keeps putting the motor and circuit into the fault. They need to call that contractor to make those repairs or find out what’s going on there.
