Dispatched for furnace tune-up. The components that are tested during the tuneup are heat exchanger, flame sensor, igniter, blower wheel, inducer, temp split and combustion in the heat exchanger. For a 20 yr old system the components are in great working form. One concern that did rise is the blow motor with the excessive amount of dust build up around the motor. This is creating it to over amp and work harder. Went for an out today. Upstairs unit was not operating. Checked wiring and voltage both were passing. Thermostat wasn’t sending signal to unit. Did replace thermostat system is up and running. Ran multiple times no issues. Thank you for choosing LBA services-Johann

Customer called in about toilet leaking at the bottom. Inspected toilet and confirmed toilet is leaking from the base. Will need to replace wax ring. Customer would like options on new toilets. Gave customer options and customer opted to go with new comfort height toilet. Went ahead and removed old toilet. Found that wax ring has been compromised. Customer mentioned that they had the wax ring replaced last year by another company. Bolts were definitely replaced, but wax ring was not. Installed new wax ring and stool bolts. Installed new toilet along with slow close seat. Installed new supply line as well. Flushed toilet multiple times and no signs of leaks. 1 year warranty on toilet install.

Returned to replace TACO PRV/Fill valve. Went ahead and replaced TACO valve. Purged and cycled boiler system multiple times. Purged all air out of boiler system. If we get low water cut off again, this will be an external issue and will not be covered under warranty. Boiler is installed to manufacture specs.

Due to the age and condition of the heat exchanger, the furnace was red tagged due to carbon monoxide levels . The system is 30 years old, both furnace and air conditioning. Due to the age and current refrigerant within the 30 year old air conditioning system , it is best to replace the full system as one . The current r22 refrigerant being used in the system is no longer used by the EPA.
6-23-25 Ordered one explosion proof 2 hp motor from Klemp electric. PO# 239946611-002 With concern for the motor, I’m gonna order one motor and then make sure it lines up correctly with the existing. If not, we will go back to the OEM motor, which is very expensive. Greenheck exhaust 6-19-25 Spoke to electrician on site today they condemn four of the 2 hp motors on the exhaust fan. I got a call into Greenheck to get pricing on these motors. These are explosion proof motors so they’re gonna be on the pricey side so when I get the quote we’ll make up an estimate. 6-12-25 Tyler and I were on site today to work on a couple magic pack units in the operations building. Found one with a failed condenser fan motor and one with a failed blower motor. Before getting into them , Tyler hosed out 4 of the heat pump units in the operation building located on east side. 11/28/25 - Completed a full heating maintenance on all equipment. The filters were changed and proper operation was tested. The old Lennox RTU is currently not heating at this time, the ignition module is not sparking, so an estimate will be sent over. Overall, the rest of the equipment was in good condition, it was running well, and there were no further issues found.
Returned to install new battery back up system with primary pump. Started by removing old sump pump. Cleaned out sump pit from debris and rocks. After cleaning sump pit, put down new blocks for sump pump to sit on. Installed new 1/2HP sump pump with back up pump. Ran wires along with discharge line. Installed computer on the wall. Hooked up maintenance free battery. Checked for leaks and no leaks detected. 1 year labor warranty 1 year warranty on battery 3 year warranty on back up pump 5 year warranty 1/2HP Sump pump.
There was water in the inducer motor when I arrived. We got the inducer motor cleared out and then also checked the condensate pump. It started to work, but then the motor started to grind so the condensate pump will need to be replaced. After letting the system run, the furnace tripped out on the thermal limit. The ductwork is way too small for this size of furnace. The evaporator coil is also clogged up with dirt and debris. Between both of those the furnace was overheating. I showed and explained everything to customer. Customer would like to clean out the coiled themselves.
Customer had couple of more question on battery back up system. Customer will call office to schedule for us to install back up system.
