7-9-25 The north community common area condensate leaking from the above ceiling. I was able to clear the condensate and tested it when we ran the ac system. It looks like there’s still water dripping from the unit. It might be residual. They’ll check it in the morning and let us know.
Customer called for mini split that’s not been performing properly for awhile. Upon initial inspection it was was found that the blower wheel was very dirty. Evaporator coil in mini split head was freezing indicating lack of airflow or low refrigerant. Unable to determine status of refrigerant without evacuating system, cleaning blower wheel is highly recommended as it is obstructed by debris and isn’t moving enough air through the evaporator coil. This could potentially resolve the freezing condition of the coil and allow system to operate more efficiently. If after cleaning is performed and head is still not cooling properly then refrigerant might be low. In case of low refrigerant the current charge in system would be evacuated, system pressurized with nitrogen and a leak search performed and repair the leak prior to recharging system.

For this job we game planned on how to repair hydrant with very difficult access. Determined we will have to go through a wall in a closet by the front door.

Completed an ac inspection. All components tested to manufacture specifications. No recommendations at this time
Arrive to remedy a system that is completely in operable. Upon inspection of the system found that there is no high voltage to the air handler. Performed diagnostic and found that the air handler is tethered to a bathroom GFI outlet. Reset this breaker and the system started up and ran like normal. The air handler should be on a dedicated run to avoid outages from normal use of the bathroom and air conditioner. System is operational upon departure.

Went for a maintenance call today. Tested for static pressure system is not passing for static. Temp split was off for system. As well evaporator coil does have some rust at the bottom. Did check charge was a bit low. Did add 2 ounces to system. Refrigerant and temp split are now passing. Checked the capacitor it is failing. Will recommend replacing it. Amperage for fan and compressor are passing. System is up and running before leaving. Thank you for choosing LBA services-Johann

Arrived to diagnose a system that is unable to keep up in the heat. Upon inspection of the system, found it keeping up with the thermostat. Started inspection with the furnace. Found that the evaporator coil in the blower wheel are heavily coded in debris. This impedes airflow and impedes the amount of air we are able to condition. Went outside and inspected the outdoor unit. Found that the contactor and the capacitor for the condenser fan are in very bad shape. Found that the condenser coil is heavily impacted with debris. This impedes the amount of heat we’re able to dissipate outside. Relayed my findings to a field supervisor. With homeowners approval, replaced the capacitor and the contactor in the outside unit and cleaned the condenser coil. The blower cleaning and evaporator coil cleaning will be performed at a later date. Once all these repairs are complete, the system still may not operate properly due to its age and condition. Payment will be collected upon completion of work
