Upon arrival today I started by rinsing the outdoor unit. It wasn’t very dirty but I went ahead and got it cleaned up for them today. Next, I checked the static pressure which is passing at this time. I checked the blower motor running amps downstairs and it was testing within manufacturer specifications. The refrigerant charge looks good today and the temperature split in the home was at a nice 18 degrees. Next, I moved outside to check the compressor and fan motor running amps and both were testing within specs. The capacitor as testing within specs at 96% today. Your system is running well. Went for a maintenance call today. Tested for static pressure, system is passing when in cool. All electrical components are passing for system. Refrigerant pressures are passing. Temp split is passing for system. Did tighten drain plugs. As well cleaned condenser unit. Evaporator coil has no rust and is clean. System is up and running before leaving. Troubleshooting the lobby area and gym for no a/c after testing the stat for calling everything is working. I found the commutation board up stairs has failed and needs to be replaced. They will order a new board and have us install when it comes in. Relay on board for cooling has failed.

For this job we did a spot repair on a line running outside in to a sprinkler system. Recommended insulation for winter time. Used 1 repair, stop coupling and 3/4stick of copper. Thank you for choosing LBA!

Today I discovered that the Lennox unit was not cooling well. There was a leak found on the second compressor circuit’s service valve shrader. This shrader valve is proprietary to Lennox. I spoke with Jake about this and received approval to recharge and cap the service valve. It was also discussed that it is always possible that there may be another leak in the system. The system was recharged and monitored and temperatures were gathered. Due to the high humidity load and small area it serves as a restaurant (multiple door openings) I recommended that the unit not be turned up over the night when no one is there as the run time will help to remove humidity. This unit does have a belt that is loosening and we have in the past communicated that to Jake. It was functioning today. Thank you. Today I arrived and checked in with the front desk. The concern is that a couple of days ago the A/C didn’t seem to be keeping up however this morning they said that it was doing fine. The difference between today and a day ago is that they didn’t set the thermostat at 76 overnight. I accessed the attic and checked the blower motor, condenser fan motor, compressor amps and gathered temperatures. What I discovered was that the system is operating correctly. With the higher humidity and heat I recommended leaving the thermostat at 71-72 overnight for the next few weeks until outside humidity drops. Went for an AC inspection today. Evaporator coil is rusted. Temperature split between the supply and return duct passed. Outside system got washed. Compressor and fan motor amperage passed. Capacitor passed on herm and fan side. Refrigerant levels met factory specifications. Main floor system is low on refrigerant. Evaporator coil is above freezing. David is going to keep an eye on it.
