Arrive to remedy a system that is unable to keep up in the heat. Upon inspection of the system found condensation flowing from the bottom of the furnace to the floor drain. Continued inspection of the furnace and found that the zone two damper is stuck closed. Tried to manually open the zone to damper and once it was un stuck, it opened like normal. tried to get zone dampers to actuate on their own. Zone two damper is intermittently responding to the zone control board. The lack of airflow caused by the dampers closing off ductwork is causing the evaporator coil to freeze up. ran the fan while performing diagnostic on the system to continue thawing out the coil. With this issue being so intermittent would recommend replacing the zone damper at this time. With homeowners approval called and ordered the zone damper. Set the zone system to have both zones wide open so that the system can continue to cool the home. Once the part arrives, will return to complete repairs.

Customer hot side kitchen faucet not working. Went over it being water quality issue but they have culligan softener already. He already replaced cartidge, I took off hot side supply line and removed some rubber it looked like. Faucet back to normal function, happy customer.

For this job, I was checking out a problem with humidity in the house. After checking the house, the humidity is quite high and there’s a few reasons for this. One, the ductwork in the house is not size correctly and we don’t have enough airflow because of this. Because we don’t have enough airflow the air that is being pushed through the house Has quite a bit of humidity in it. Secondly, the system does not have any type of dehumidification. Best bet would be either getting dehumidification or clean and seal. If we do the clean and seal we have to increase the airflow first. No matter what choice is taken they will also save money in the long run And increase comfort greatly.

For this job we augered a lavatory sink and a toilet. After we ran a water line from upstairs to the basement through the floor into the half inch cold. Thank you for choosing LBA

Arrived to do a dual system performance maintenance. Set each system for cooling. Measured the each systems static pressure measured a temperature split between return and supply air. Checked interior of the furnaces for cleanliness. Went outside and verified refrigerant levels for each separate system. Verified operation of all electronic and mechanical components. Found that the condenser fan for the main system has a delayed startup signaling a failure in the motor its self. Rinsed coils free of debris. Spoke with homeowner about the systems. Air conditioning systems are operational at this time.

For this job we were called out for 3 drain cleans and a water line to the refrigerator. 2 drain cleans were completed and drains were clear. The kitchen was suspected of needing a drain clearing. But with given information of when problem occurs. I determined that his kitchen line probably needs a vent to solve his solution. Customer has sewage extractor pump that kitchen line directly runs into. That pump is in fine order. 3yo. Thank you for choosing LBA!

Went for an out on system. Noticed condenser unit was over in dust and debris. After cleaning unit did check pressure are within range. Temp split is passing for system. All electrical components are passing. Had a dirty condenser causing for unit to struggle to remove heat from home. Thank you for choosing LBA services-Johann
