Sewer repair and replacement quote.
Completed a comprehensive furnace tune-up to ensure safe, efficient, and reliable operation for the home. Work performed included: System Inspection & Safety Checks • Inspected heat exchanger for cracks, corrosion, and proper flame pattern. • Verified operation of all safety controls, including high-limit switch, rollout switch, pressure switch, and flame sensor circuitry. • Checked venting system for proper draft, secure connections, and obstruction-free flue path. • Tested carbon monoxide levels at the supply, return, and flue to ensure safe operation. Burner & Combustion System • Cleaned burner assembly and verified proper ignition and flame stability. • Cleaned and tested flame sensor for accurate microamp readings. • Inspected igniter for wear, resistance, and proper operation. • Checked gas valve operation and confirmed proper inlet and manifold gas pressures. • Performed full combustion analysis and verified CO, O₂, excess air, and stack temperature are within manu
Went for a maintenance call today for heat. Tested for static pressure system is passing when in heat. All electrical components are passing for manufacture specifications. Did a combustion test is within range. Inspected heat exchanger no cracks/leaks were detected. Did notice some rust in the eye lids of heat exchanger and showed customer.Checked temp split and is passing. Cleaned flame sensor and pressure switch hose. Did replace water panel for customer and humidifier is running.System is up and running before departure. Thank you for choosing LBA services-Johann
Completed furnace, maintenance and inspection. I cleaned flame sensor and wiped down furnace. I checked amp draws and components. I tested airflow, pressure and temp splits. I tested humidifier operations and found that the humidifier did not have any water running to it. The quarter turn valve was clogged up with hard water deposit. The water resistor in the water tube, most likely cause this. I took out the water resistor and was able to clear out the quarter turn valve so the humidifier is working properly. Furnace is operating within manufacture specifications at departure.

Customer called in about gas leak coming from supply line to the stove. Verified gas leak coming from reducer fitting on supply line. Noticed gasline goes from 3/4” to 1/2” back to 3/4”. Gas line threads has plumbers Teflon tape instead of pipe dope. Also where gas leak was detected, the gas appliance line was not properly installed to gas shut off valve. It was missing sealant causing gas leak. Gave options to customer and customer chose to just have the supply line replaced. Went ahead and installed new gas appliance connector to stove. Checked for gas leaks and no leaks detected.
Arrived for no heat call. I found the thermostat wiring was wrong. Fixed that and got the call for heat and ac. I had to give the inducer a little boost to start it, and I cleaned the flame sensor. Cycled heat a few times and stated up. Cycled to ac and it started. System is running upon departure.

Went for a maintenance call for heat. Tested for static pressure, system is passing for static in heat. All electrical components are passing for system. Did a combustion test is within range passing. Inspected heat exchanger no wear and tear. Did clean flame sensor, and pressure switch hose. As well replaced filter for customer. System is up and running before leaving. Thank you for choosing LBA services-Johann
Arrived to do a performance maintenance. Set up for combustion analysis temperature split and static pressure tests. Verified operation of all mechanical and electronic components of the furnace. Checked blower for cleanliness and to see if there is any play in the bearings. Checked systems heat exchanger to ensure proper venting of flue gas. Performed an electronic gas leak search. Furnace and humidifier are operational at this time.
Unit is operating properly. Amperage for compressor and fan are passing. No sound was coming from system as of today visit. System is up and running before leaving. Thank you for choosing LBA services- Johann
Went for a service call today. Good airflow and clean filter inside. Outside compressor was running weak. Checked the capacitor it had failed on the compressor side. Replaced the capacitor and the system is up and cooling. Thank you for choosing LBA services!
Arrived to remedy an inoperable system. Upon arrival homeowner walked me around to the outside unit. Started testing components of the system. Found that the capacitor is failing. This would cause the compressor to not operate. Without refrigerant flow the system can’t cool. Replaced the capacitor to test system operation. System is operating with a new capacitor installed. Spoke with homeowner about repair solutions. Sold the already done capacitor replacement and signed the homeowner up for the maintenance membership. This way we can come out and perform maintenances and make sure there are not any uncomfortable days in the home. System is operational upon departure.
