Dispatched for furnace tune-up. The components that are tested during the tuneup are heat exchanger, flame sensor, igniter, blower wheel, inducer, temp split and combustion in the heat exchanger. All components of the furnace are with in range of manufacture specifications. Customer called in needing an estimate to repair broken water line by the front entrance of the home. Customer currently has water off to home at the meter. Customer is a former plumber of 40 years and has noticed water coming through the basement by main shut off valve and dirt settling by the front entrance of the house. Provided two estimates for customer. One full line replacement and the other a spot repair. Customer leaning towards spot repair. Customer has couple of more estimates to get and will call us if he decides to go with us.

Arrived for furnace check today. Static pressure is running over the max rating. Heat exchanger has some rust and has hot(black) spots. Carbon monoxide test was 0ppm. There is a 66 degree temp rise. Blower wheel is very dirty. Electrical is running within spec. I checked out the heat pump, you said it was very loud. I turned it on and system started up. The high side pressure was higher than should be. The system never tripped on limit though. There are two TXV’s on system, they control the refrigerant flow. One could be sticking or not opening all the way. I did cycle system twice and it satisfied each time. We could add some AC renew to system to help. This will lubricate the compressor, TXV, and reversing valve, it’s not a guaranteed fix though. I also didn’t hear loud sounds.

Arrived to do a performance maintenance. Set system for cooling. Found the furnace filter is heavily impacted with dust debris. Replaced filter. Measured the systems static pressure and measured a temperature split between return and supply air. Checked interior of the furnace for cleanliness. Found that the blower wheel is beginning to collect dust. Verified operation of all electronic and mechanical components. Rinsed coil free of debris. Spoke with homeowner about the system. Air conditioning system is operational at this time.

Dispatch for a furnace tuneup. All components of the furnace or operating within the manufacturer specs. During the tuneup, the furnace high limit safety switch was being triggered. After a thorough inspection, it was found that the AC coil is covered in bacterial growth. With the amount of growth and dust on the coil, it is not allowing the heat to pass through. This is also creating the heat exchanger to have premature heat stress marks. Arrived for ac check today. Started at furnace and checked static pressure, it’s running under the max rating. I found the blower wheel was dirty, the indoor coil was very dirty, the drain pain is dirty, and the ducts were dirty. My field supervisor, Rainer, is coming down to go over best solutions for you. At the outdoor unit compressor and fan amps are good. Capacitor tested good. Refrigerant levels are showing low, but this could be caused by the dirty system. You would need to get system cleaned then recheck levels. System is running upon departure. Thanks for choosing LBA.

Cut into ceiling and behind shower valve so diagnose leak. Replaced tub spout.

Arrived for ac check today. Started at furnace and tested static pressure, it is passing. Motor amps are good. Blower wheel is good. The filter was very dirty, I replaced it with one of yours. The temp split was at 14 degrees. At the condensing unit the coil was caked in dirt, I cleaned it. I found one of the schraders was leaking, and the refrigerant was low. I replaced schrader and added refrigerant to make correct. Temp split is now 19-20 degrees. Compressor and fan amps are good. Capacitor tested good. System is running upon departure.
