Dispatched for annual AC tuneup. At arrival system is operating. During the tuneup, I checked compressor, fan and capacitor. Also, during the inspection we checked pressures, static pressure, and temperature split. All components of the AC are all operating with manufacturer specs. Repaired a broken wire by the condenser.
Arrived to do a performance maintenance. Set system for cooling. Measured the systems static pressure and found it significantly higher than the systems maximum rating. Measured a temperature split for cooling, and found the system cooling 21 degrees. Went outside and verified refrigerant levels. Verified operation of all electronic and mechanical components. Rinsed coil free of debris. Went back inside and checked interior of the furnace for cleanliness. Found bacterial growth present on the evaporator coil and heavy buildup of dust on the blower wheel. Spoke with homeowners about the system. Renewed the maintenance plan. Air conditioning system is operational at this time.
Dispatched for system not reach desired temperature. upon arrival system was operating. well diagnose in the system. The second stage heating delay was turned off this prevented the system going into second stage. I adjusted the dip switches for a 10 minute delay then it will go into second stage. The system was intermittent working this was caused by the secondary drain pressure switch. The drain was airlock, which was created in a blockage. I then cleared all the hoses for the drain and primed the trap. The system has now went into second stage and is operating as it should thank you for choosing LBA services heating, cooling and plumbing.

Arrived to install smart ac sensors. Set up both filters in one “system” in the app. Set up the smart ac system on the ruud system. Installed the comfort sensor by the piano. Installed smart ac app on homeowners phone and got them signed in. Gave a “broad strokes” demonstration for the app. All systems are go.
Ac coil
Recommended Connie replace her air conditioner with basic system because she does not plan on staying in the home much longer. System is causing damage to her brand new furnace through leaking from the evaporator coil. Evaporator coil is also causing poor airflow in furnace mode due to being so old and clogged up with dirt and debris. Recommended customer replaced before the first of the year to prevent price increases and further damage to the furnace. Customer is using 0% for 36 months financing through synchrony. We are installing a 3 ton Friedrich air-conditioning system. Basic efficiency December 11th in the afternoon.

Completed furnace inspection for customer. All aspects of system tested within manufacturer specifications. It was found that AC condensate has been leaking down into and on furnace. Turned over to field super visor for further advisement.
